Most buyers assume the next move on interest rates will be down. Right now, markets are pricing in the opposite. As of J.P. Morgan Wealth Management's early August analysis, futures markets put roughly a 65% probability on the Federal Reserve raising rates at its September meeting, not cutting them.

The Federal Reserve's policy committee meets September 15 and 16, 2026, with the rate decision announced at 2 p.m. Eastern on the 16th. The current federal funds target range is 3.50% to 3.75%, held steady at the July meeting on a divided 9-3 vote. Per J.P. Morgan's analysis, a quarter-point increase is now the base case, a reversal from earlier in the year when no changes were expected at all.
•Ongoing energy-related supply disruptions have kept inflation elevated.
•30-year Treasury yields have risen sharply, reaching their highest levels since 2007 after the July meeting.
•Some investors are also questioning the Fed's inflation-fighting credibility after July's split decision to hold rates steady.
The Fed doesn't set mortgage rates directly, but the two tend to move in the same direction over time. As of Freddie Mac's PMMS survey for the week of August 13, 2026, the 30-year fixed averaged 6.67% and the 15-year fixed averaged 5.96%. If the Fed does raise rates in September, that's more likely to keep mortgage rates flat to slightly higher through the fall than to bring the relief a lot of buyers have been waiting for.

Nobody, including the Fed itself, knows for certain what happens on September 16. What's useful here isn't a prediction, it's a reality check: if you're waiting to buy because you expect rates to drop, that's not currently what the market is pricing in. If a rate makes sense for your budget today, waiting for a cut that may not come has a real cost.
